South Chailey & Rural Chailey

• South Chailey (Station Road, Kilnwood Lane & new-build estates) – Newer developments in this area generally use PVC drainage. Issues here are usually due to misuse (wet wipes, cooking fat, sanitary items) or poor installation. We’re often called soon after homeowners move in to resolve smells, blockages, or incorrectly sloped pipework.

• Rural properties & farms (around Gradwell End & Markstakes Lane) – Countryside properties often rely on soakaways and septic tanks. When these fail or flood after heavy rain, the symptoms can look like a drain blockage. We diagnose whether the issue is inside the drains or part of the wider system.

Why Do Drains Block So Often in Chailey?

Several factors make blockages more likely in the Chailey area:

• Older drainage stock – clay and pitch fibre pipes are common and deteriorate with age

• Tree-lined roads – root intrusion is a major issue along lanes like Mill Lane and Cinder Hill

• Heavy rain & flooding – low-lying ground near the River Ouse and local brooks can overwhelm surface water drains

• Modern misuse – wipes, nappies, grease and food waste in newer estates

By understanding these local challenges, we can provide tailored advice and lasting solutions, not just temporary fixes.
